The Rundown: 5 Products That Shape an Above-Garage ADU
The owners of a home in Seattle’s Seward Park neighborhood knew they weren’t using their detached garage to its full potential.
So after commissioning Best Practice Architecture for help upgrading their main house, they called up the Seattle-based firm and asked them to remodel the structure into an above-garage guest retreat.
Working with the garage’s existing footprint, the firm, along with Seattle-based contractor GMD Custom, transformed the underutilized garage into a functioning space to park vehicles below while making the above 780-square-foot ADU a light-filled, fun retreat with bright pops of color.
Today, in the latest edition of The Rundown, we’re looking at the products that made the design possible:
Square Tile With Custom Grout
One way the design team set the kitchen apart from the rest of the ADU is through wall tile. The team chose a white 4-inch-by-4-inch tile from Daltile with custom blue grout.
The contrasting grout makes the square grid itself the main visual element, which gives the kitchen a pattern without a patterned tile.
The glazed ceramic square tiles are part of Daltile’s Color Wheel Collection, which includes a spectrum of colors, from bright hues to earthy neutrals, including 18 semi-gloss accent colors and 12 neutrals. The neutrals come in matte or semi-gloss, and the collection includes both rectangular and square formats.
The tile is rated for walls and countertops, but Daltile doesn’t recommend it for floors or shower floors.
A Compact Undermount Sink
With little square footage to work with, the design team chose a small, integrated sink for the bathroom.
The Kohler Verticyl bathroom sink offers a deep basin with undermount installation that disappears into the countertop and offers the homeowner more usable counterspace.
Its vertical sides keep the basin full width from top to bottom, which makes the most of the sink’s compact size.
The vitreous china sink has no faucet holes, so it pairs with a wall- or counter-mounted faucet.
The rectangular basin is available in several colors, from neutrals to teal and green, and for this project, the color White was selected.
A Full-View Garage Door
Designing the ADU was the bigger project, but improving the look and functionality of the garage below was also a priority for the team.
For the garage door, the EL100 Full View Aluminum Door from Elegant Custom Garage Doors and Gates was chosen.
With a squared-off aluminum frame and large glass panels, the door’s contemporary look matches the modern exterior of the ADU.
The garage door is available in several panel configurations as well as frame finishes that include Powdered Coated White, Black Anodized (used here), Dark Bronze Anodized, and Clear Anodized.
Recycled-Paper Countertops
Richlite surfaces in Birch Redstone were selected for the kitchen countertops. Not only is the surface made from recyclable materials, but it's deep red coloring also complements the blue in the grout above.
The surface is made from 100% recycled paper infused with a thermosetting resin that is laid by hand and then pressed into a solid panel. The process is sustainable, and it also is makes the surface highly durable, according to Richlite.
The product comes in several other colors, including Black Diamond and Blue Canyon, to suit a variety of design styles. Richlite makes its panels in Tacoma, Washington.
Focused Lighting
One way to make a small, open floor plan feel like it has distinct spaces is by incorporating layered lighting. From sconces to pendants to overhead lighting, that's what the design team did here.
In the dining nook, a small area just off the kitchen and living spaces, the team chose the FL/Y pendant from Kartell.
The transparent suspension lamp is available in numerous bright hues, but for this space, the color Sky Blue was selected. According to Kartell, the material and the sheen are designed to emulate a soap bubble.
Additionally, the pendant’s cut, falling just below what would be the center of a circle, offers a more concentrated light that makes it ideal to hang over a dining space. The lamp is available in three sizes.
